We're located in Hemingby in the Lincolnshire Wolds, with easy access to the A158 and A153. Lincoln, Horncastle, Louth, Skegness, and the Humber are all within straightforward commuting distance.

Whether your team is on a construction site, infrastructure project or relocating temporarily, our properties combine comfort, convenience and practicality with excellent local access to key roads and business hubs.

WHAT WE OFFER

Our properties are fully furnished and maintained to support the specific needs of work groups, offering:

Space for your whole team: Five separate properties sleeping 2 - 6 guests each, or taken together as a single site for groups of up to 20. (4 twin rooms and 6 double rooms). Each property has its own private entrance, kitchen, living space, and bathroom(s) so teams can decompress properly after a long shift without sharing a hotel corridor.

Parking for vans and commercial vehicles: The farm has generous hardstanding parking with easy access for vans, pickup trucks, and larger commercial vehicles. No height restrictions, no permit zones, no daily parking charges.

Fast, reliable broadband throughout the site. Suitable for project portal access, video calls, and remote admin. Each property has its own Wi-Fi network.

Full kitchen and laundry facilities: Every property has a fully equipped kitchen, so your team eats well without spending their daily allowance on takeaways every night. Dish washers and washing machines are available across the site.

Flexible check-in: We understand that site schedules don't always run to plan. We're flexible on arrival times and happy to provide key-safe codes for self check-in to suit your team's hours.

Company invoicing: We issue invoices directly to company accounts on a weekly or monthly basis, making it simple for project managers and accounts teams to process accommodation costs without chasing receipts.

RATES & BOOKING

We offer dedicated contractor and corporate rates, with discount structures for extended stays of two weeks or more.

Rates dependent on number of properties. For whole site bookings (10 bedrooms). 5 nights - £3,750 (£75pp/pn)

2-4 weeks 10% reduction

4+ weeks 15% reduction

Rates include all utilities, broadband, and linen. We can also provide a weekly grocery basket or arrival hamper through our in-house Larder - just let us know when you book.

FEED YOUR TEAM THROUGH BAINVALLEY LARDER & CO

Feed your team well. Through our in-house Larder, we can arrange arrival hampers stocked with everything your team needs for the first few days, bread, eggs, butter, milk, coffee etc.

We also offer home-cooked evening meals that can be placed in your teams cottages ready for putting in the oven at the end of the day, so nobody has to find a supermarket after a long drive. Weekly grocery baskets can also be arranged on request.
