Access Statement for Bainvalley Cottages, Hemingby


Introduction

Bainvalley Cottages are brick built semi-detached cottages on a private drive from the village of Hemingby.

Pre-Arrival
  • We have an extensive website, with pictures of the rooms and their sizes
      Bookings/enquiries can be made directly from the website via email or via telephone
  • All guests are provided with  directions to the cottages
  • The nearest bus stop is 1 mile (Baumber)
  • Lincoln Railway Station is 20 miles
        This access statement is available in the Welcome File in the cottage.

Arrival and Car Parking Facilities

Car parking is available for both cottages on the gravel outside – please be respectful of each houses space. There is a lantern with a light sensor situated 1.5m from the doorway.

Main Entrance

•    The main entrance is the door closest to the car park.  The key for this door is issued to our guests on arrival.
•    The front door is 70cm x 190cm with the hinge on the right. The keyhole for the door is 90cm  
•    There is a 1.5 cm lip on the door frame.  There is a mat on top of the non-slip ceramic tiles at the entrance. The door opens into a cloakroom     1.5m x .5m.  Immediately to your left is a doorway 70cm  x 190cm  into the open plan kitchen area.  There are light switches on the left hand side of the door.
•    On the rectangular table  90cm x 150 cm  is the ‘Welcome Pack’ which has all the details about the cottage within it.

Areas - General (Internal)
 
•    The cottage is Open Plan with a kitchen area, sitting room and garden room
•    A smoke alarm is fitted in the sitting area.
•    Non-slip ceramic tiles with under-floor heating are throughout the downstairs area
•    Lighting within the cottage is natural with artificial sources
•    Entrance Hall  (100 cm x 150 cm) Door width 76 cm boiler and coat hanging rack 178 cm high
•    Cloakroom  ( 100cm x 100cm)Door width 76 cm toilet. Toilet seat height 46 cm, wash basin and cupboard containing cleaning materials and water tank
•    Sitting area ( 420cm x 450cm) consists of 1 x 2 seater sofa, 1 x 3 seater sofa / bed, 1 x easy chair.  All are moveable should it be necessary to create more space, Remote control TV with DVD player, Broadband Wi Fi Router and laptop, wood burning stove with basket of logs
•    Kitchen area  ( 390 cm x 390 cm)has floor mounted units with a worktop height 92 cm, electric oven with hobs and hood, washing machine, dishwasher, fridge / freezer and wall mounted microwave, dining table 90cm x 150 cm with 5 chairs. Fire extinguisher and fire blanket are wall mounted next to fridge / freezer.  Torch on top of fridge.
•    Garden Room  (390cm x 240cm) 4 x raftan chairs, 1 low coffee table 40 cm high
•    Staircase  78 cm wide
•    Main Bedroom  (270 cm x 360 cm) Door width 76 cm. King bed 153 cm x 200 cm Bed height    60 cm. 45cm x 85 cm chest of drawers. 2 x bedside tables 45cm x 45cm x 54cm. 1 x towel rail.  2 easy chairs. Largest space clear of doors and furniture  150 cm x 250 cm. 1 x Single fold up bed in wardrobe.
•    2nd Bedroom  (315 cm x 210 cm) Door width  76 cm.  2 x single beds   91 cm  x 193 cm  Bed height  55  cm. Largest space clear of doors and furniture  127cm  x  120cm
•    Bathroom  (210 cm x 215cm) Door width  76cm Kidney shaped bath  70cm x 170cm x 55cm Toilet seat height  40cm. Flooring is ceramic tiles. Wash basin on pedestal  Corner shower with clear glass door 88cm x 80cm

Grounds and Garden

The lawned garden surrounds the house and is wooden fenced from the field.  Paved patio slabs are 210cm wide from the back door to the garden room door.  There are two cast iron garden chairs, a two seater garden bench and two circular cast tables 75cm. The approach to the cottage has a gravelled area for parking.  The oil tank and waste bins are across from the house. The whirly gig washing line is adjacent to the oil tanks on the lawned area.
